1253 is a remarkable address with a European feel that offers direct access to the underground pedestrian network with numerous shops and restaurants, as well as the Bonaventure and McGill metro stations. The ground and first floors feature commercial establishments. Above, nine floors of office space, comprising 16,495 square feet per floor, are being totally renovated to meet tenants’ needs, ranging from 1,500 to 50,000 square feet.
1253 has been undergoing a major transformation in order to offer contemporary spaces within a historical shell, thereby preserving the charm of yesteryear while meeting tomorrow’s demanding tenant requirements.
The scope of the transformation comprises three distinct components. The Exterior Component, completed in 2006, consisted of effecting repairs to and the selective replacement of the masonry, as well as the installation of new flashing and caulking. In addition, the roof was replaced.
The Infrastructure Component, completed in early 2007, consisted largely of the construction of a new Main Lobby and Front Entrance; new elevators; a new electrical transformer and emergency generator; a decentralized air conditioning system featuring new chillers and distribution; a new sprinkler distribution system; a new public address and fire alarm system; and, a new security system featuring card access and surveillance cameras.
The Tenant Floor Restoration Component consisted of demolishing individual floors in order to meet our new design and technology parameters and to prepare them for delivery to new tenancies.
